FAQ for Apartis tenants

Terminate the lease in accordance with the information on the lease agreement.

In case of a termination outside of the agreed dates (a termination on December 31st is not possible) the tenant has to pay the rent until the official termination date, except for the moment he proposes a suitable and solvent next tenant (see Directive concerning the right to benefit from rental accomodation).

If possible, the next tenant proposed by the housemates has the priority. If you want to propose the next tenant you have to ask for the agreement of your housemates.
Attention: Exchange students are not accepted (for these students we reserve special rooms with furniture and special conditions).

The proposed student has to:

A room change needs a regularly notice with consideration of the regular time limit (see above). We will charge CHF 150.00 for extraordinary administration fees for room change (new contract, room record).

To sublease your room you need the written agreement of Apartis. The main tenant has to give the following documents to Apartis:

1. a copy of the sublease
2. a written reason for subleasing
3. a passport or ID-cards copy of the subleasing tenant
4. certificate of the subleasing tenant’s school (see directive concerning the right to benefit from rental accommodation).

In any case the main tenant has to move in his room after the sublease. The room can be subleased more expensive for furniture, electricity and extras, but not more than CHF 50.- of the normal rent.

After receiving the signed contract of the new tenant, Apartis will inform the leaving tenant and the housemates. About 15 days before the end of the contract we will invite the leaving and the arriving tenant. A record about the condition of the room and the common rooms will be taken down at the occasion of the handing over at the apartment.

The room handing over or record taking down will be at the last day of the contract (end of month – except December 31st). If this day is on a weekend or holiday, the handing over will take place on the working day after. It is not possible to change the day or time of this appointment because of organizationally reasons. If you cannot be present you can be replaced by another person. You have to inform Apartis about this (by mail for example).

  • On the handing over appointment the room has to be empty and cleaned;
  • The common rooms (kitchen, entry, WC, shower) have to handed over cleaned and in correct conditions;
  • Information to Apartis about the new address and bank details for the guaranty refund and extras (once a year in October);
  • Cancellation of contracts with Groupe e (electricity), Swisscom (telephone), Cablecom (TV), Serafe, etc.;
  • Information about the new address to the official authorities and third;
  • Return the washing key to Keycom and information about bank details.

To show the proofs of payment of the RENT GUARANTY, THE 1ST RENT AND ADMINISTRATION FEES at the handing over appointment. Otherwise we cannot give the room key.

To take out a personal liability insurance policy if he is not included in the parents’ insurance. Apartis requires a copy of the insurance for the file.

If the new tenant has no personal liability insurance, he will be automatically insured by Apartis. The cost of this insurance is CHF 45.00 per year.

To register at the municipality:

  • Givisiez:

    • Swiss students: a copy of the domicile confirmation of your main municipality + a copy of your lease
    • Foreign students:
      • 1. Registration at the „Service de la population et des migrants“
      • 2. Personal registration at the municipality with the following documents:
        • a) Permit for stay
        • b) European health insurance card or the filled document „ Foreign insurance certificate“ with the certificate of your insurance to be exempted of the Swiss insurance
        • c) copy of the lease

A final account will be sent after the record taking down to the moving out tenant.

Any costs of repairing or cleaning will be deducted from the rent guaranty. Also will be deducted open bills, outstanding rents or fees.

Normally 1 or 2 months after the handing over appointment the rent guaranty will be paid back. This is available only if there were no repairs or cleaning. Otherwise we only can send the final account after receiving the bills of the hired company.

Rent guaranties are not paid back in cash!
