Rental conditions


The foundation may only let its accommodation to those studying in a public teaching establishment recognised by the foundation board or families with one parent studying in such a teaching establishment.

Those considered to have the right to rent Apartis accommodation according to the [Download not found] of 13.12.2012 relating to art. 3 of the rental regulations are persons validly registered in a Swiss state university, a Swiss federal institute of technology (école polytechnique fédérale), a private or state university with a vocational focus (haute école spécialisée) recognised by the Confederation or the State of Fribourg and students of a state secondary school (collège) in Fribourg, a school for general culture or vocational training school in Fribourg or a private school recognised by the canton.

The following persons are not considered to meet the criteria giving the right to student accommodation: those earning a regular income, notably graduate student assistants, those studying for a doctorate, government and business trainees, those undergoing in-service training, if they are working more than 40% of full time, and those studying in a teaching establishment not recognised by the foundation.

Guarantor:
Apartis can require that the candidate for renting a room presents a guarantor who is liable for the future tenant’s payments and obligations. The guarantor:

-signs the renting contract with the future tenant

-is responsible with the future tenant for all the obligations which ensue from the renting contract.

  • The rental contracts are for an indefinite period and may be terminated twice a year (for 31 August or 31 January).
    Exception: for rooms reserved for exchange students, the rental leases is for a fixed period (duration: September to January or February to June).
  • The rent is payable in advance, before the end of the previous month.
  • In the case of a reminder, a charge of CHF 10 is invoiced.
  • A detailed account for heating and hot water charges paid with the rent is drawn up once a year (around October).
  • Before the start of the lease, each tenant must pay a guarantee deposit equal to three months’ rent
  • Paid into a blocked account in the tenant’s name at the Banque Cantonale de Fribourg
  • Refunded if the apartment and room are returned clean and undamaged
  • The bank debits charges when the account is closed, payable by the departing tenant.
  • Apartis accepts also rent guarantees without a bank deposit in the case of a guarantee, but only by one of the following guarantee companies :
  • CHF 50 are charged when the rental contract is drawn up.
  • When there is a change of room within Apartis student residences, a contribution to administration costs of CHF 150 is requested.
  • The contract must be terminated in writing.

  • 2 types of termination  :
    for one of the official termination dates: The letter must reach us:

-by 31 October for 31 January

-by 31 May for 31 August

  • for another date (except December 31): a solvent replacement tenant who is a student must be proposed 30 days before the end of a month or the middle of a month.

If the latter does not sign the contract, the tenant continues to be liable for his or her rent until the next official termination date (if notice of termination is made at least 3 months before 31 January or 31 August).

  • Approx. 15 days before leaving the accommodation definitively, you will be invited to attend an inventory of the outgoing state of the premises.
  • The date may not be modified.
  • Your room and the shared parts have to be perfectly clean.
  • Cleaning and repair costs are payable by the out-going tenant and deducted from the guarantee deposit
  • The contract for your room has to be terminated (if not on one of the official termination dates, with the proposal of a replacement tenant).
  • CHF 50 in administrative costs are invoiced.
  • A rental contract for the new room is drawn up.
  • Subletting is only authorised with the approval of Apartis.
  • The copy of the sub-rental contract along with the reasons has to be sent to Apartis. Sub-rental contract: sub-rental form
  • The subtenant has to be a student (proof to be provided).
  • The contracting tenant continues to be responsible for the payment of the rent and the damage caused by his or her subtenant.

Each tenant must provide proof that he or she is insured for legal liability.
For foreign students, Apartis proposes a collective insurance at a preferential price.

What is legal liability insurance?
Legal liability insurance in Switzerland covers all damage/injury that the tenant could unintentionally cause to a person or to the property of a person, whether a legal entity or a natural person.
The legal liability insurance certificate is among the documents that must be provided when requesting accommodation since, in the case of damage in an apartment or room caused by the tenant, it is the legal liability insurance that covers the costs.
Article 5 of General Conditions for Housing of the Chambre fribourgeoise de l’immobilier and article 15 of the Rental Regulations of 4.5.09 of Apartis stipulates that all tenants must take out such insurance. It is therefore essential for renting an apartment or a room. It should be taken out with a Swiss insurance company.
